		<description><![CDATA[Australian&#8217;s national budget was released last night.  I am particularly interested in this part of the budget: The Australian Government has announced that the First Home Owner Grant (FHOG) Boost will be extended for another 6 months. However it will be phased out in December 2009.  The boost will also be reduced by half after 3 months of the extension period. For eligible buyers entering into a contract between 1 July 2009 and 30 September 2009 (inclusive), the FHOG will be $14,000 for established homes and $21,000 for new homes. For eligible buyers entering into a contract between 1 October 2009 and 31 December 2009 (inclusive), the FHOG will be $10,500 for established homes and $14,000 for new homes. 		<description><![CDATA[I have a bone to pick with The Real Estate Shop in Waniassa, ACT.  Well sort of&#8230; I totally forgot about it until today. The last time I dealt with them is a few months ago. It started in around October 2008 (maybe November). I found a house in Isabella Plains listed on AllHomes. I totally fell in love with what I saw on the pictures. So I rang the agent (let&#8217;s call him John) from the Real Estate Shop in Wanniassa. I had a viewing on the same day. I decided that I like the house and I told John that I would like to bring my BF to have a look at the house. Fast forward to the weekend of the same week, I took my boyfriend to look at the house. We decided that we like it. I told my boyfriend if he doesn&#8217;t buy it, I will. We were actually looking to buy a house each, live in each for about 6 months, get married then buy a bigger house for us to live together. My boyfriend got to buy this house. So we made an offer. I kinda liked the guy to begin with and thought that he is quite nice and very helpful. I was thinking of getting him to look for another house for me after a successful sale. He also went on to explain about home buying process, recommend some loan agency and how he is a Jenman Approved Real Estate Agent (which later I found out, is a lot of crap). He told us about ethics in real estate, what is ethical, what is not, etc, etc. John then told us if we&#8217;d like to make an offer, we should fill out a form to let him know what is the maximum price we&#8217;d like to pay for the house (aka our buying power) and that bargaining is not ethical/recommended in buying a house?? Basically, if we filled out the form, we agreed that if he received an offer higher than our maximum price, he is not negotiating with us. DING DING DING&#8230; (warning bell ringing) Firstly, Hello???? Do you think we are stupid or what? Why would we let a real estate agent how much money you have to spend? Secondly, In Australia, a real estate agent is obliged to let his/her vendor know of every offer received for the property. The vendor can then decide whether to accept, reject or negotiate on the offer. The only exception is if the real estate agent has a written instruction to do otherwise. Source: REIACT. Anyway, fast forward a few weeks, an offer has been made and NEGOTIATED (what happen to the part about no bargaining coz it&#8217;s not ethical???). In Australia, when you made an offer on a property, you have to put down good faith money of $1,000 as a token of willingness to fulfill a contract.
